A sale of property in Greece is not always straightforward. You may have already read stories of people buying a house or land in Greece, only to find out at the last moment that there's another owner that hadn't been contacted and shows up to stop your sale. It does still happen!
Many people have found a plot of land outside the village boundaries, fallen in love with the fantastic views the land offers, then forget to check if they can build a property on the land. The current law on building outside the village plan, is that the land must be over 4000 square metres and the new house you wish to build must be 15 metres away from the boundaries of your new land. Also it is worth checking how far away is the nearest water and electricity as these can be very costly to have connected the further away from your land or house they are. There are grants available if you wish to be eco friendly and put up a windmill generator though! Mmm a good idea I think! Offers both eco friendliness and no electricity bills! Crete is known as the windy island, a book has even been written about it called 'the winds of Crete'! It really is no joke, this is a windy island so although a back up generator is recommended, this could be a very good alternative to being connected to the mains electricity! If you are too far away from mains water, you can quite easily install a very large water container and have water delivered to your new home! As for getting connected to the telephones especially if you want internet connection, if the local phone lines are too far away, OTEnet offer a telephone card for laptop computers! It is an all in one wireless internet card that with a monthly bill of approx 34 euros will connect you to the internet wirelessly without a land line! I have found Greek Estate Agents popping fast up all over Greece and the Greek Islands. Some are registered with the local commercial chambers and some are licensed, obviously this is the first thing to check if you will be using a Greek estate agents. Greece and the Greek Islands are still relatively cheap in comparison to prices for houses and land in the UK. The prices are rising as fast as the estate agents! Recently on the Greek Island of Crete, I visited various estate agents around the huge island. Prices vary from extremely cheap to very expensive! Chania on the west side of Crete is no longer a cheap haven for properties or land for sale. It is being rebuilt with the new style of Cretan house design, which includes a box design for the house itself, white PVC windows, swimming pools and a lawn all finished off in pastel colours making the estates look a bit toytown'ish. The houses themselves are huge and luxuriously finished with a price tag to match. So if you're seeking a luxury property on Crete, now is the time to buy in Chania! Around the Heraklion areas, Agia Pelagia offers land that is out of the price range of the local Greeks and most interested land buyers! The views over Agia Pelagia are superb and if you're looking for a totally superb view of a very pretty bay, have a lot of money to spare to buy the land and build a house, then for sure I recommend Agia Pelagia. It is very close to the main town of Heraklion, only 15 minutes from the airport, but dosn't suffer from airport noise or pollution from the capital of Crete! Aghia Pelagia is a tourist village and is rather desolate in the winter months, so I would suggest Aghia Pelagia as a summer holiday home destination. Elounda offers many properties for sale. The prices have risen extremely fast as the area is popular with English expats who are willing to pay more to live in a Greek village already populated with other English expats! Elounda does offer all you need to live all year round if it's not just a holiday home you are seeking! Its close proximity to Aghios Nikolaos and approx one hour drive from Heraklion airport has made it a very popular destination! Aghios Nikolaos is one of the all year round working towns on Crete. The bars, restaurants and tavernas stay open all year. Many of you may wish to head for the hills of Crete. Property for sale in the mountain villages are still cheap enough to allow room for renovations of old properties. If the property you view in outside/inside the village plan and already has four walls still standing'ish, then you can rebuild without planning permission, you still need planning permission to install bathrooms, toilets etc. Connecting your new house to electricity, water and perhaps installing a phone line is a rather lengthy business! Perhaps you wish to buy land and develop it, if you don't have a building already standing/falling down on the new land, getting electricity connected will be a rather large task. My advice here? Meet with your estate agents, get to know them, find out if they have helped before both before and after the sale of the house or land. The Greek estate agent will be your best source of exactly how to achieve your dream home on Crete. One estate agents situated in Sitia Crete bend over backwards to help you achieve your dream home in the Greek villages around Sitia. Sitia is located on the east end of Crete. The main town of Sitia is 'open all year' and there is now an airport in Sitia itself! Although this airport dosn't take international flights, yet, the Sitia airport is soon to become an international airport and you can take an inexpensive flight down to Sitia airport from Athens airport which takes approx one hour.
